PENB, or the energy label: when you need it and what it tells you

The energy performance certificate of a building, PENB for short, is part of selling or renting out a house or apartment. It shows how much energy the building consumes — and buyers increasingly base their decisions on it.

When you need a PENB

The certificate is required by the Energy Management Act. When selling a house or apartment, and when renting it out, you must present it to the buyer or tenant and state the energy class already in the advertisement. The law allows exceptions, for example for some buildings used for family recreation — we will check together whether they apply to your property.

What the certificate tells you

The key figure is the energy class from A to G. A means an exceptionally efficient building, G an exceptionally inefficient one. The certificate also states the total energy delivered per year, broken down into heating, hot water, ventilation, cooling and lighting, along with recommendations on how to reduce consumption.

For the buyer, the class is a quick guide to future running costs. For you as the seller, it is a figure that should match what you say about the house in the advertisement.

Who prepares it and how long it is valid

A PENB may only be prepared by a licensed energy specialist. It is based on the project documentation and information about the building, and a site visit is often needed as well. The certificate is valid for 10 years, unless a major change affecting the building's energy performance is made in the meantime.

An apartment in a building

For an apartment, the certificate is usually prepared for the whole building, and the apartment owner receives it from the owners' association or the cooperative. If the building has no certificate, there are other ways to proceed — we will advise you how.

How we help

We arrange the energy performance certificate for the property being sold in line with the relevant decree and standards, so that advertising can start without delay.
